The bedroom/bathroom were very much more than adequate - in fact the bathroom gave me ideas for my own bathroom redecoration. Friendly thougtful hosts with attention to details of each individual.

It didn't feel impersonal like a hotel, it was more like being a guest in someone's very charming home.
Climping is a delightful place,good walks right on the doorstep.

Derwent House is situated in the Conservation Area of the Climping Gap, the last undeveloped stretch of coastline between Brighton and Bognor Regis.
The West Beach Sand Dunes are an area of Special Scientific Interest with rare plants and birds. Climping Street is a no-through road giving access only to the Beach (1/2 mile), the prestigious Bailiffscourt Hotel, a renowned venue for weddings, and the Black Horse Inn, a traditional Pub/Restaurant, just two minutes walk down the lane.
Guests will find a warm, friendly welcome from Jon and Julia to their country home where they offer quality bed and breakfast in a relaxed atmosphere where their guests can escape from the pressures of the outside world and discover the calm of the country and seaside.
