The old Grain Store is a unique conversion of a three storey grain store built in 1939 and lovingly converted by the previous owners in 2007. Standing in one and a half acres of lawned and wooded gardens with views over the Waveney valley. The river and its mill streams bound the garden on three sides making for a truly unforgettable stay. The standard of accommodation is superlative. Rooms are large with all mod cons and bathrooms are spacious with a bath and a walk in shower. We stayed in No 2 which has great views over farmland and a stream flowing past complete with fish, swans and a heron! There is also a comfortable residents' lounge. Breakfast is substantial! The Old Grain Store is perfectly placed for trips into Suffolk and Norfolk. Read less

First rate accommodation, well placed for exploring the Suffolk and Norfolk coast.
One of the best we have stayed at. Large rooms, big bathroom.....excellent shower , loads of pressure, instant hot water! Spotlessly clean.
The addition of “Alexa” in each room is a super touch........
All in all B&B provided by a couple who really know what they are doing. Read less

"Fit for a Swan on a Nest"
Husband, mother and I had a comfortable overnight stay. Great building, spacious rooms and comfort. A concerned and friendly hosting couple. But, to top it all, there was a swan sitting on a nest with five eggs on the bank of the Waveney river - right below our room. Waking up was a delight....bright sunshine outside and a view over grazing cattle. Read less

We had a mix up over the booking process which I did on line. I had to check my account but, in the end, it did not turn into a problem.

Whilst retaining the outside character of the original grain store the inside has been converted in stunning style. The second-floor guest bedrooms have ensuites fitted with luxury baths and separate walk-in showers, are fully equipped with Freeview TV, DVD and CD player, hair dryer, hospitality, radio alarm etc.

There is also a comfortable residents lounge on the first floor with a wood burner for cosy winter evenings that also offers panoramic views of the Waveney Valley and river. The garden offers views over the Waveney valley, fishing, canoeing, bird watching, we have two families of Swans and Otters also live in the river .

We are close to the popular coastal resorts of Lowestoft and Great Yarmouth, whilst the Broads are just a few minutes away, day boat hire can be had in Beccles. The new owners Rod and Lindsay Middleton have over 11 years experience in the Bed And Breakfast Business and pride themselves in offering excellent friendly service. Their last business Ingleneuk Lodge is now closed but the details and reviews can still be found on the internet .

The old grain store would make an ideal base for exploring the Broads or indeed any of the East Coast. The market town of Norwich is only 20 minutes away .
