very friendly and good breakfast. Close to town centre but nice and quiet. Always upgrading rooms and good facilities with nice touches .
Dislikes:
weather was cold but lots of things to do inside resort.

The Linroy guest house comprises 2 Single Rooms, 2 Twin/Family rooms (Double plus single), 3 Double Rooms. Most rooms have ensuite facilities.
Our bedrooms all have character, are colour co-ordinated and include colour televisions, beverage making facilities, nice fluffy towels, hair dryers and toiletries in all rooms.
All Bedrooms are Non Smoking, smoking is allowed outside on the front patio.During the summer months you can sit and relax with a drink on our patio which is bursting with an array of beautiful flowers.
Our patio garden has won awards in the Skegness in Bloom competition in 2006, 2007, 2008 & 2009.
We do not have a bar, but are fully licensed so feel welcome to bring a bottle of wine and sit in our lounge or on the patio and have a drink, our cosy dining room has individual tables.
