Dining closes at 9am. The room is not clean enough. No staff in reception all the time. Towels and soap no good.

Difficult to clean the room for these 3 young men(one a student) from Czech Republic,with pizza boxes,clothes,debris,empty vodka bottles strewn everywhere!There is a bell at reception when staff are elsewhere helping other guests,especially on a busy summer Carnival weekend.No requests made during their stay and as they did not check out as normal,but just left so there was no opportunity to talk to them.However,their comments are taken on board and we thank them for staying with us.

Room overlooked seafront.
Dislikes:
Difficult access to room up several flights of narrow stairs. The en-suite facilities were cramped and almost unusable. The room was in a poor decorative state though not dirty.

We are pleased that this delightful couple enjoyed their stay with us. Weekend wifi issues now resolved.Parking is always a busy summer seaside town issue-at least this end of town it's free and in some close areas (50 yards) completely unrestricted, unlike downtown where it's either expensive meters or residents zones.But in general,we both agree,parking is not always easy anywhere.

Only 1 for location when we are on a sunny seafront+300 yds from the Charity for Kids evening at Azur that the hunns attended seems really odd! Funds staff and I collected for their uncle's (?) charity have now been donated to one of our regular charities.Booking made on Tuesday,4 days before a busy Hastings weekend left few room options.Single occupant was a big trucker so he had a small double with double bed not standard single- bed-no extra charge of course.Both hot showers working well.

But they cost the same price, hotels in the Uk are generally expensive and I think this is really over priced for the level of finish. Read less

This raises an interesting point about all rooms being priced the same-good ones,average ones and those,such as hers,if truth be told,that need a makeover.We try,for example, to avoid charging more for a seaview room;booking just 4 days before the annual St leonards festival meant that the "better" rooms were long allocated.However,the same weekend Celia Brooks,the famous TV writer of several cookbooks,was earlier upgraded to the honeymoon suite.Miss McNicol just had her free late checkout.

Glad Mr.Brown stayed here for the Hastings Half.As he had not run a half marathon before,we gave a detailed account of the route which I have run three times.Instead of a single,Mr Brown had a seaview double.Instead of normal checkout time(10am),Mr Brown returned later for a refreshing shower in his room plus complimentary refreshments and hot drinks.International athletes have all enjoyed their stay:winners Bernard Chemuso,Jane Muia-2012,Gordon Mugi,Rebby Koech 2011,Kimutai 2009,Cox,Coleman etc

Disabled access room was excellent with a beautifull bathroom.
Cooked breakfact very good if a little limited in term of jam and cereal
Dislikes:
The building smelt damp and it looked generally a bit seedy
Decor and facilities in the other rooms tired and in need of an update

This idiosyncratic blanket low grade given is astonishingly out of tune with other reviews;how,for example,(even on a wet windy weekend ) can a sea front location be poor? As for Insufficient friendliness? I really don't think so.Moreover,if you book only 4 days before arrival in the busy summer season,it is not always possible to have the best rooms.However,we are sorry that for this particular young man,we were unable to fulfill his expectations and will endeavour,as always, to improve.
