Our hotel is based on the outskirts of Burntisland, in the Kingdom of Fife. Nestling in over 2 acres of gardens and woodland and uniquely situated to allow panoramic views of the Firth of Forth to Edinburgh. Our superb location and genuine hospitality ensures that many of our customers have become familiar faces.

So whether you are looking for the hustle and bustle of Edinburgh, a base to explore the unrivalled beauty of Fife or to visit our restaurant or lounge - you are guaranteed a warm welcome at the Kingswood Hotel. Built circa 1850 by the Johnstone family, sugar planters from Jamaica, the Kingswood remained a private residence until around 1930. In 1986 the hotel was purchased by Rankin and Kathryn Bell who have personally managed it ever since.

The Kingswood was sympathetically extended in 1990 to include the Alexander Suite and Conservatory. Further extensions and major alterations were completed in 2003/2004 doubling the size of the Restaurant, Alexander Suite, Reception and Lounge Area. Two additional Suites and a ground floor bedroom suitable for disabled guests were created at this time.

From the grounds of the Kingswood can be seen the monument commemorating the place where Alexander III, the last Celtic King of Scotland, fell from his horse to his death. With a choice of non-smoking rooms, some with balcony and sea view, you will find each room individually decorated and equipped with a range of toiletries, colour television, radio alarm, trouser press and hairdryer
